The requirements for obtaining a real estate license are: passing a national exam, education at the college level, clearance from the police and the clerk of the court or the National Bureau of Investigation, the posting of a surety bond, obtaining a business permit from the municipality or city of operation, then application for the license from the Department of Trade & Industry and payment of the annual license fee. There is no requirement for annual or periodic training to keep the license. In the Philippines, the real estate agent represents either the buyer or the seller but not both.
